At NexMetro, we believe informed investors make stronger long-term decisions. Our Insights page is designed to share perspectives on the evolving housing landscape, build-to-rent fundamentals, capital markets trends, and the demographic and economic forces shaping rental demand across the Sun Belt.
Over the past three years, investors have watched an unprecedented wave of multifamily development reshape the Sun Belt. The resulting surge in new supply has understandably raised concerns about rent growth, occupancy, and near-term returns. But there’s an important shift underway: the development cycle has already turned, and new construction is declining meaningfully from its peak. The more important story now isn’t what the market absorbed over the last few years. It’s what the data shows about where it’s headed next. And for investors, today’s market dislocation can create tomorrow’s upside. Renter Demand Has Proven Remarkably Resilient For the better part of the last three to four years, the U.S. multifamily market worked through one of the most significant supply cycles in modern history — nearly 600,000 units completed in 2024 alone. Despite the supply headwinds, renters kept showing up. And they still are. Nationwide, net absorption topped 250,000 units in the first half of 2026 alone — outpacing new supply by roughly 100,000 units (RealPage Market Analytics).

The artificial intelligence revolution has triggered a fundamental rethinking of what makes a business durable. As AI rewrites the rules of business overnight, investors are asking one simple question: What can’t be disrupted? NexMetro’s answer is HALO — Hard Assets, Low Obsolescence. At its core, HALO is becoming a broadly discussed investment framework that focuses on companies anchored by physical, tangible infrastructure rather than pure software or digital business models. The focus is on businesses that provide something the world will always need, regardless of what technology does next. The Core Premise Popularized by the rise of artificial intelligence, HALO refers to businesses that are difficult for software or AI to disrupt because they are essential. Unlike software, physical infrastructure cannot be replicated overnight. The world needs homes built, water moved, and power delivered, regardless of what happens in the digital landscape.

Dear NexMetro Investors: As we move through the second half of 2026, we want to share an important update on where we stand, what we are navigating, and how we are positioning your investments for the expected realization of long-term value. MARKET ENVIRONMENT The first half of 2026 has been challenging. Rental growth remained lackluster; geopolitical uncertainty stemming from ongoing global conflicts weighed on capital markets broadly; and the legislative environment created additional headwinds amid prolonged uncertainty surrounding the ROAD to Housing Bill. We are pleased that the bill has now been resolved in a manner that validates and benefits purpose-built rental neighborhood platforms like ours. (Details below). This is a meaningful structural tailwind for our strategy.

Successful real estate investing is built on more than great locations and disciplined capital allocation. It’s built on trusted relationships. At NexMetro, our long-term partnerships with proven business partners are a competitive advantage. By working repeatedly with experienced architects, engineers, contractors, lenders, consultants, property managers, and strategic capital partners who understand our platform and share our commitment to excellence, we create greater consistency, efficiency, and accountability throughout every stage of development. These established relationships reduce execution risk, improve communication, streamline decision making, and help us deliver our cottage-style build-to-rent communities with greater predictability. As partners become increasingly familiar with our standards, processes, and expectations, they are better equipped to anticipate challenges, identify opportunities, and consistently execute at a high level.

While Millennials and Gen Z continue to drive household formation, an increasingly important and often overlooked trend is the growing number of older Americans choosing to rent. Homeownership has long been a hallmark of the American Dream – especially for many Baby Boomers, who have spent decades in the same home. But shifting priorities, lifestyle needs, and the realities of aging are driving a growing number of Boomers to trade their mortgages for the flexibility and modern amenities of rental communities. Today, about one in five Baby Boomer households rent their homes, and the number of renters age 65 and older has increased significantly over the past decade. This shift is not being driven solely by affordability challenges – it is increasingly a lifestyle choice.

We are pleased to share that the Road to Housing Act has passed both chambers of Congress and now awaits the President’s signature. The final bill expressly excludes Build-to-Rent (BTR) communities from restrictions on purchases by institutional investors, eliminating any uncertainty regarding the sector’s treatment under the legislation. This outcome confirms what we have long known: that NexMetro’s purpose-built, cottage-style BTR communities are an innovative housing solution that expands housing choice without reducing for-sale inventory for American homebuyers.

At NexMetro, we believe that the most meaningful competitive advantages are often the least glamorous. Ours is not a breakthrough technology or a proprietary algorithm. It is something far more powerful and far more difficult to replicate: an obsessive, unwavering commitment to consistency. We call it our “Rinse & Repeat” model, and it is the engine behind our construction efficiency, our operational discipline, and ultimately, our value creation.

The quote above was made by Buffett in April 2022 to explain why he prefers to invest in income generating assets. The timing of the statement is meaningful. April 2022, as hindsight now tells us, was the peak of valuation for apartments. Does one of the greatest living investors have bad timing? I would argue he doesn’t rely on timing; he relies on time. Cash, for all its perceived safety, quietly loses value. Productive assets, by contrast, can adapt, grow, and compound over time. With Buffett’s recent step down as CEO of Berkshire Hathaway, closing out a remarkable 60-year run, it’s an appropriate moment to reflect on the durability of that thinking. Even at 95, his perspective continues to shape how many investors approach long-term wealth creation. And for those of us who have followed his career, the learning hasn’t stopped. At its core, Buffett’s philosophy is straightforward: Own businesses that produce goods and services people need – and hold them for the long term. Those businesses generate income, adjust pricing power over time, and ultimately provide a hedge against inflation. “Pieces of paper” like cash, or even passive holdings without underlying productivity, simply cannot do the same.

Dear NexMetro Investors: The U.S. rental housing market is reaching a turning point. The largest construction wave in decades is winding down, demand is outpacing new supply for the first time since 2021, and capital markets are stabilizing. For NexMetro investors, the setup ahead is the strongest we have seen since the cycle began. Finally. As a recap of previous investor messages, the rental housing downturn is a convergence of rising interest rates and historic oversupply, resulting in negative rent growth and a 20–30% valuation reset from the 2022 peak.

At NexMetro, innovation has always been driven by a simple but powerful objective: to deliver a housing solution that better aligns with how people want to live today, while driving long-term, risk-adjusted opportunities for our investors. Through our pioneering work in the build-to-rent sector, we have helped shape a new housing category that expands supply, enhances flexibility, and provides a more attainable, more appealing alternative to traditional homeownership or conventional multifamily living. The impact of this approach is increasingly evident, not only in our performance but in the growing recognition of our cottage-style multifamily communities as a meaningful component of the broader housing market.

Real estate has long been recognized as one of the most tax-efficient asset classes, particularly when compared to traditional passive investments such as equities, fixed income, or private growth strategies. This advantage is not incidental. It is embedded directly in the U.S. tax code, providing clients with opportunities to enhance after-tax returns. Unlike stocks or bonds, real estate can generate income while simultaneously reducing taxable income through depreciation, a non-cash expense that can meaningfully offset cash flow. In many cases, investors receive distributions that are partially or fully sheltered from current taxation, improving after-tax yield relative to other income-producing investments.

About 7% of new single-family houses hitting the market are now for rent, not sale. More than 10 times as many "build-to-rent" homes were completed in the U.S. in 2024 as compared with a decade earlier. Many of these are being constructed by firms that specialize in build-to-rent housing, like NexMetro, which develops and owns single-family rental homes in the Sun Belt, a hot market for these properties. That's where populations are growing and there's plenty of land.

On January 20, President Trump signed an executive order outlining a new federal policy to limit institutional ownership of single-family homes that individual households could otherwise purchase. The broader conversation has put a spotlight on housing inventory and affordability, while singling out build-to-rent (BTR) as part of the solution, not the problem. By exempting BTR, the executive order underscores NexMetro’s mission-driven approach of expanding housing choice through purpose-built rental communities serving the missing middle between traditional apartments and homeownership.

Dear NexMetro Investors: As someone who spends each day studying data across markets, I try not to get caught up in headlines and instead look at the underlying signals. Currently, those signals point to one clear opportunity: public equities are priced for perfection, while private real estate is priced for performance. We’re witnessing a rare opportunity in market history. The S&P 500’s Shiller CAPE1 ratio is near 39–40. That’s second only to the dot-com peak and well above the historical average of 16, signaling muted or negative real returns. By contrast, multifamily investment offers entry points we haven’t seen in over a decade, with all signals flashing green.

Fed Rate Cuts Ease Path for Growth-Focused Projects The Federal Reserve cut interest rates last week by a quarter percentage point to a 4% – 4.25% range with indications of two more cuts this year. This opens the path to a more favorable financing environment for real estate with the lowest rate in nearly three years. This action eases borrowing conditions that have a direct impact on project performance. Short term interest rates influence almost every line in a financial model—from loan costs to exit pricing. This is particularly true for construction and bridge loans which are typically floating loans indexed to the Secured Overnight Financing Rate (SOFR). SOFR is highly correlated to the Fed rate and moves in near lock step with changes in the Fed rate. Simply put, when rates decrease, financing becomes cheaper and more available, and property values can increase improving returns.

You may have heard it said that demographics are destiny in real estate. This may sound a little dramatic, but it points to the fact that people’s composition, behaviors, and trends have a powerful and lasting influence on the demand, value, and viability of real estate. Without a doubt, demographic shifts in America are reshaping the housing landscape. Structural shifts — delayed homeownership, aging millennials, rising single-person households, and migration to Sunbelt metros — create sustained demand for high-quality rental housing. And investors are taking note, as build-to-rent (BTR) communities continue to emerge as a preferred housing solution that offers compelling risk-adjusted returns backed by durable occupancy and income growth trends.

One of the benefits of being the CEO of the largest private Build-to-Rent (BTR) developer in the United States is that I get invited to some pretty interesting meetings. Earlier this week, I was invited to an event hosted by Ron Terwilliger and Preston Butcher, two legends in real estate. Real estate economists each gave their view of the economy, and the first one started his presentation by saying, “I hope you weren’t expecting me to tell you how this is all going to work out…” I appreciated his honesty. Of course, no one knows exactly when or how the current tariff turbulence will work itself out, but it appears that it may be waning already. And when it does end, the multifamily real estate market should pick up where it left off at the end of the first quarter — on the rise.
