An accredited investor is one who meets any of the following criteria as defined by the SEC:
Yes. You can invest through an IRA, LLC, or Trust. An entity can qualify as an “accredited investor” by satisfying the SEC’s criteria.
You must be able to provide proof that you meet either the income or net worth criteria in the SEC definition, or have an authorized professional attest on your behalf. A professional attestation is the easiest way. Typically our investors have their licensed CPA, Finra Registered finacial advisor or a licensed attorney make the representation on their behalf through our independent verification provider’s portal. Alternatively, an interested investor can upload personal financial information such as income and balance sheet information.
Depending on the process you choose to verify accreditation, the process typically takes no more than 48 hours.
All investors are required by the SEC to have their accreditation status verified when investing in a 506c entity. You will not need to re-verify accreditation for future investments with NexMetro for 5 years after the initial accreditation process.
We use a trusted third-party service, Parallel Markets, for investor accreditation verification and KYC/KYB services. Both are regulatory compliance processes used to verify the identity of customers and businesses respectively, to prevent money laundering, fraud, and terrorist financing. Parallel Markets provide the technology to seamlessly and safely verify accredited status while keeping information private and secure.
Once an investors accreditation status has been verified; subscription documents will be sent directly to the investor from NexMetro for e-signature. After the signed subscriptions are received, NexMetro will countersign to complete the process.
The Direct Access Fund is an investment vehicle that allows accredited investors access to a diversified BTR portfolio through a single investment. This investment provides geographic diversification in Avilla Homes projects across at least three rapid-growth metropolitan areas. We anticipate 3-5 capital calls within the first year of your capital commitment. Capital call timing is dependent on active projects financial needs. Currently we anticipate capital calls in July, September and November 2024, but these are subject to modification.
No. Only US persons and U.S. domiciled entities may invest in the fund.
For the foreseeable future, we expect projects to be pooled in fund offerings. However, there may be investment opportunities for individual projects again in the future.
Investment performance metrics, such as distributions and dispositions, can be tracked on in your secure investor portal. Project status and performance updates will be issued quarterly.
Yes. Access to your NexMetro portal can be customized so K-1s and other information can be viewed by related parties as deemed by the investor.
